The Villas Of Suntree responsibilities

HOA RESPONSIBILITIES FOR ATTACHED HOMES

The VOS HOA is responsible for the following:

  1. roof and roof repairs
  2. driveway repairs
  3. exterior painting of original body of house (not inside enclosures)
  4. insurance on exterior of buildings/pool/clubhouse/common areas
  5. power washing of exterior walls (not inside enclosures or access restricted areas)
  6. irrigation system
  7. exterior pest control
  8. fertilizer application
  9. landscape maintenance of all outside grounds, common areas, trees, shrubs, and any other landscaping area around unit (not inside courtyards)
  10. electricity for pumps, street lights, pool, and clubhouse
  11. lighting at entrances and lamp posts
  12. mulch for entrances and common areas
  13. pool/clubhouse maintenance
  14. common taxes
  15. management fees
  16. HOA board will contact HOA employed contractors within 24 hours of being notified of incident to arrange for repairs when property is damaged by HOA contractor

The VOS HOA is responsible for the following:

  7. landscape maintenance lawns, trees, shrubs (not inside courtyards)

  10. mulch for entrances and common areas
  11. pool/clubhouse maintenance
  12. common taxes
  13. management fees
  14. insurance for pool/common areas

HOMEOWNER RESPONSIBILITIES ATTACHED HOMES

The following items are the responsibility of each homeowner in VOS to maintain and/or repair:

  1. Everything inside of your home
  2. Exterior walls and inside courtyard walls including repair of stucco
  3. Courtyard wall replacement (CBS only accepted material for replacement; job spec available on request)
  4. All glass including: windows, sliders, skylights
  5. Leaks from windows, sliders, skylights
  6. Garage doors, storm doors, Florida rooms, screen porches, lanai enclosures
  7. Gutters and downspouts (including cleaning inside and outside)
  8. Soffits, eaves and fascia
  9. Any exterior painting deemed needed by HOA between 6 year pro painting
  10. Any electrical including: lights, doorbells, etc.
  11. Any plumbing including: exterior faucets, valves, etc.
  12. Screens in windows, doors, screen porch enclosures, and lanai enclosures
  13. Hurricane shutter installation and removal
  14. Roof/wood damage caused by Dish TV/Direct TV installation or removal
  15. Removal of pests from your home including: bats, rats, racoons, squirrels, etc.
  16. Landscaping and maintenance of plants, lawn, edgers, pavers in your courtyard
  17. insurance on courtyard walls, interior of home, and any addition to original building including: sunrooms, living space, Florida rooms, decks, etc.
  18. Residents must report any damage caused by HOA contractors to HOA board and Fairway management immediately

Notes:
Failure to maintain your property in good order will result in a notice from the board, and if repairs are not made based on the notice time line a fine may ensue.
Any exterior changes require approval from the VOS BOD Architectural Review Committee. 
All homeowners must submit a proposal of work to be done by a licensed and insured contractor, and have it approved by the BOD prior to work commencing. 
Touch up paint can be obtained from the VOS HOA office at no charge.
Damage caused by hurricanes will be addressed with the insurance company.
